Starting prices by treatment type
Operators also publish "from" prices for each type of treatment. These are starting points, and every source says the final price depends on inspection.
| Treatment | Used for | Published starting price |
|---|---|---|
| Inspection | Finding the species, the source and the extent | Free at some operators. PestClinic's FAQ gives S$180 as a starting point for initial inspections (PestClinic, Termite Treatment). |
| Treatment programme | General starting point | From S$300 (PestClinic, Termite Treatment) |
| Baiting with monitoring | Subterranean colonies | From S$700 per year (Rentokil Singapore, Termite Treatment Price in Singapore) |
| Drywood foaming | Drywood termites inside timber | From S$300 (Rentokil Singapore, Termite Treatment Price in Singapore) |
| Soil treatment, existing building | Chemical barrier around or under the home | From S$1,600 (Rentokil Singapore, Termite Treatment Price in Singapore) |

Warranties vary a lot
Warranty length is one of the biggest differences between quotes. PestClinic lists warranties from 6 months to 7 years depending on the treatment (PestClinic, Termite Treatment). Rentokil offers warranty options of up to 10 years on selected treatments (Rentokil Singapore, Termite Treatment Price in Singapore). KakiList says corrective work should come with a 1–3 year warranty (KakiList, Pest Control Cost in Singapore (2026), updated Apr 2026). Ask exactly what's covered, whether follow-up visits are included, and what happens if termites come back.
What drives the price
- Method. Baiting, soil or liquid treatment, spot treatment and foam all cost differently. See baiting vs soil treatment.
- Species. Subterranean termites usually need colony control. Drywood termites are usually treated locally inside the timber. See subterranean vs drywood termites.
- Extent. One cabinet costs less than several rooms of carpentry.
- Property type and size. KakiList notes condo jobs typically cost 10–20% more than HDB and landed homes 20–40% more (KakiList, Pest Control Cost in Singapore (2026), updated Apr 2026).
- Warranty and follow-ups. A longer warranty or more monitoring visits usually means a higher price.
- Timing. KakiList notes that after-hours and public holiday bookings can carry a 30–50% surcharge, and some providers charge a S$30–50 site-visit fee (KakiList, Pest Control Cost in Singapore (2026), updated Apr 2026).
How to compare quotes
Get at least two inspections, then line up the quotes on these points:
- The species identified, and how the operator confirmed it
- The method, and which areas of the home are covered
- How many visits are included
- The warranty: how long, what it covers, and what happens if termites return
- Any extra charges (site visit, after-hours, repairs to carpentry)
- The company's NEA registration (check it on NEA's list)
Does treatment include repairs?
Usually not. Pest control operators treat the termites; replacing damaged carpentry is normally a separate job for a carpenter or contractor. Ask before you agree a price.
For flat-specific steps, see termite treatment for HDB flats. If you're about to renovate, read about pre-renovation termite treatment.
Questions
Why do termite quotes vary so much?
Operators may recommend different methods, cover different areas, include different numbers of visits or offer different warranties. Compare those details, not just the total.
Is a termite inspection free?
Some operators inspect free of charge and some charge a site-visit fee. KakiList notes some providers charge S$30–50. Ask when you book.
Is it cheaper to treat termites before renovation?
Pre-renovation treatment is generally a smaller job than treating an established problem in finished carpentry. KakiList lists pre-renovation inspection and treatment at S$200–400.
